Kelly Services is Latest Tenant at Hamden Center Three

HAMDEN, CT– Kelly Services, Inc., the leading international provider of office staffing solutions, has leased 2,000 square feet on the first floor of Hamden Center Three, a two-story, mixed-use retail and office building located on the corner of Whitney and Dixwell Avenues in Hamden, Connecticut's traditional downtown district. Michael Belfonti, President and CEO of Belfonti Associates, LLC, made the announcement. A Belfonti-related entity has owned Hamden Center Three since 1999.

Richard De Podesta of De Podesta Real Estate Company represented the owners in this lease transaction, while Diane Petra of Petra Real Estate represented the tenant. A tenant build-out is underway, and Kelly Services is expected to occupy its new offices in April.

Kelly Services, with 2,600 offices in 29 countries and territories, is a leading provider of staffing solutions that include temporary staffing services, staff leasing, outsourcing, vendor on-site and full-time placement. The company employs over 700,000 people worldwide, with skills including office services, accounting, engineering, information technology, law, science, marketing, light industrial, education, health care and home care.

Kelly Services joins an impressive roster of tenants at Hamden Center Three that includes Maxim Healthcare Services, Fritz & Hawley Vision Center and the prestigious interior design firm Interior Source.

"Since we renovated Hamden Center Three in 2004 and 2005 we have seen a steady increase in occupancy, and we expect the entire business center to be fully occupied by year's end," said Mr. Belfonti. "Kelly Services and our other tenants were attracted to the property due to its convenient location, abundant parking and retail amenities."

Hamden Center Three is situated north of the Wilbur Cross Parkway with proximity to the City of New Haven. The property's neighborhood is highly desirable for commercial use due to local zoning ordinances, good accessibility, and the overall maintenance level of properties in the area. The immediate neighborhood primarily comprises commercial retail and office buildings with restaurants, Hamden Town Hall, commercial/industrial properties and single- and multi-family dwellings interspersed throughout the area.

The building was acquired by a Belfonti related entity in 1999, and the new owners undertook an extensive building-wide renovation project in 2004 and 2005. Hamden Center Three currently offers office and retail space for lease in this prime New Haven County location.
